Diagnosing Hidden Moisture Issues: A Case Study

Identifying the Problem

One of our experienced technicians inspected a home in Gainesville, FL where the homeowner noticed discoloration forming on the living room ceiling around the exhaust fan.  Since a living room rarely is exposed to excess humidity (similar to a shower causing excess humidity in a bathroom ), we thought the cause could be due to dirty air from the attic mixing with clean air within the living quarters but, without confirmation by the equipment, we kept that to ourselves. 

Using Technology for Accurate Diagnosis

We used a thermal camera to assist us in pinpoint where the issue(s) lie, then used multiple moisture meters (Protimeter: MMS3 and Reachmaster Pro) to confirm that the ceiling was dry.   We then used another vital feature of our Protimeter MMS3 — the hygrometer — to assess humidity levels.  Readings throughout the home appeared normal, but when the hygrometer was placed near the gap between the ceiling drywall and the exhaust vent, humidity levels began to spike.

Revealing the Source

This observation revealed something critical: hot, humid attic air was seeping in through an improperly sealed exhaust vent connection. The moisture condensed on the ceiling surface, providing an ideal environment for microbial growth.
