This property is in The Villages, FL and the owner is out of town (8 states away).  We were told that the plumber fixed the leak, but unbeknownst to the plumber, there was another slow leak three (3) ft to the right of the leak that was fixed.

Our commercial-grade dehumidifier (e.g., Phoenix DryMax XL that removes 125 Pints (15.625 Gallons) of water every 24 hrs) was drying the affected materials (bottom plate / sill plate) faster than the water from the slow leak was being absorbed. 

At the current rate of drying, the moisture meter would have confirmed that the drywall (had it not been removed) is dry.  However, after removing the equipment, the slow leak would eventually saturate the surrounding area again.

We sent the same video to the property owner and the insurance desk adjuster, turned off the main water line into the property, and opened the faucets to drain the waterlines to lower the water pressure.

Had we not (1) opened the walls and (2) checked the water removal progress, this would have gone undetected.
